Job Description
A project manager is responsible for overall project planning, scheduling, resource allocation, project invoicing and customer relations. He/she ensures that the quality or work and materials is upheld and working along with the construction manager that the budget is followed as planned. He/she ensures that the workers are implementing what is on the design plan. He/she monitors the workers and the progress of the project and reports to the construction manager as well as directly to the owner. He/she is held liable of any happenings at the construction site and sees to it that the project is completed on budget and on time and that the laid down standards are met.
Major Responsibilities and Duties:
Oversee the project from start to finish
Perform a key role in project planning, budgeting, and identification of resources needed
Project accounting functions including managing the budget, estimating and writing change orders, tracking team expenses and minimizing exposure and risk in the project.
Ensure that construction activities move according to the predetermined schedule
Monitor the progress of the construction activities on a regular basis and update owners and/or parties involved as to the status of projects
Ensuring that the budget is followed in terms of purchases and wages
Keep all records/documentation up to date in management software
Manage sub-trade relationships with success in order to provide client with an outstanding service experience
Supervises the subcontractors and ensures that they are punctual and that they deliver an excellent product
Uploads daily project updates and photos in Slack on every job being managed
At a minimum, document client communication regarding work completed and upcoming schedule; weekly for projects under $75K, bi-weekly for projects between $75K and $250K, and every three weeks for projects over $250K
Identifies and solves problems that may arise on site
Orders materials and schedules inspections as necessary throughout the process
Works directly with estimators and/or project coordinators to prepare and deliver both change orders and supplementary estimates
Prepares, schedules and supervises completion of a final punch list
Handles invoicing and collection of funds as such
Get a COS signed upon completion of every project
Ensure project documents are complete and uploaded as required
Candidates for the project management position should:
Have broad experience in the Florida construction industry, with knowledge of all facets of the remodeling process.
Have experience handling both the financial management of large remodeling projects and oversight of building processes.
Be highly organized and detail-oriented.
Be self-motivated.
Enjoy working in a fast-paced environment.
Be great at customer service.
Have excellent communication skills, both written and verbal.
